Fundamental Cx

Green Living’s Commissioning Authorities (CxA) begin the commissioning (Cx) process early in the design phase and execute additional activities after system performance verification.  GL has historically provided commissioning services for projects when we manage the LEED certification process, as it streamlines the process, increases efficiencies, and diminishes disruption during construction. The advantages are both environmental and economic. Buildings that perform as intended consume significantly less energy with improved design and construction coordination with fewer change orders, maintenance, and operation costs.


Fundamental Commissioning Scope


  • Develop the Owner’s Project Requirements (OPR)
  • Develop the Basis of Design (BOD)
  • Review the Project Design
  • Develop & Implement a Commissioning Plan
  • Incorporate Commissioning Requirements into Construction Documents

  • Maintain an Issues & Benefits Log throughout the Commissioning Process

Enhanced Cx

GL commissioning team performs design review, post-occupancy review, and seasonal testing services to help project teams add value to the commissioning process on high-performance projects.

We provide commissioning services for federal projects per UFC 1-200-02 High Performance and Sustainable Building Requirements.

    Building Envelope BECx

    The CxA will perform the commissioning process (CxP) activities for the building’s thermal envelope following ASHRAE Guideline 0–2005 and the National Institute of Building Sciences (NIBS) Guideline 3–2012, Exterior Enclosure Technical Requirements for the Commissioning Process, as they relate to energy, water, indoor environmental quality, and durability.



    Envelope Commissioning Scope

    • Review contractor submittals.

    • Verify the inclusion of operator and occupant training requirements in construction documents.
    • Verify systems manual updates and delivery.
    • Verify operator and occupant training delivery and effectiveness.
