South Shore 1A is a mixed-use project located along Town Lake near downtown Austin, Texas. The six-story building is comprised of 254,726 square feet with 250 residential units, retail shops, and a parking garage. The project incorporates a high-performance building envelope system, which reduces air-conditioning and heating loads and thus minimizes energy bills for the tenants. The project also uses high-performance “Low-E vinyl with thermal break” windows, and the roof and walls are thermally insulted with batt insulation with R-30 and R-19 thermal resistance values respectively. The HVAC system provides an energy-efficient 14 SEER unit for each apartment, meaning that every apartment has individual control over their environment. The design of the overall building includes water-use efficiencies that equate to using 35% less water than the City of Austin requires.

Services also included AEGB design consulting, conducting design charrettes, defining AEGB-related specifications, performing daylighting analyses, and supporting the design team in the documentation for the AEGB submittal process. Green Living, LLC ensured that all AEGB requirements were successfully integrated in the design process and implemented during the construction phase.
